M12 OTP Office Building

The design of the OTP Bank Group’s M12 Madarász Street office building placed a strong emphasis on sustainability. In line with environmental consciousness and sustainability, the investor’s expectation was to achieve LEED Gold certification, which was recently awarded.
In the interior spaces and office environments, the most important architectural quality was to ensure harmony with the surrounding environment and timelessness. This meant avoiding the fast-changing trends and current fashions in architecture, and focusing on the creation of a building that, through appropriate design and material use, would not only be physically enduring but also retain its architectural value, aging beautifully both inside and out over the years.
The vertical circulation system defined by the three lobbies and five lift shafts is designed in such a way that the office floors can be easily subdivided into various areas with minimal intervention, making it possible to lease spaces to subsidiaries or external tenants. In the lift lobbies and office corridors, the fire compartment boundaries are marked by modern, environmentally fitting Coolfire fire-rated glass doors and frameless, row-mounted glass fire walls, which provide a seamless fire protection solution.
